The single room provided basic facilities. I found a fridge, a tv, and reliable wi-fi. the estate views were fine. i appreciated the proximity to the famous kirkstone pass because i enjoy cycling.
the heating did not work and i was not forewarned. the lady at reception said they were struggling to find a plumber. she gave me a small fan heater, but it only helped a little.

a mixed experience

morning noise
the views were lovely. there was scaffolding up , and i was not notified beforehand, disappointing. also. the builders made a lot of noise early in the morning. it was not the quiet start i had wanted, and the lack of communication from the staff was quite frustrating.

The single room had everything I needed. It included an ensuite with toiletries. Tea and coffee making facilities were available. The location was very quiet and peaceful. I found the desk and parking convenient. The building and location provided beautiful views on the walk to reception. Everything looked clean and well presented.
The hot water ran slowly. The shower performance was not great. I found negotiating the uneven steps to the front door difficult due to a lack of outside lights at the hotel.

the location was peaceful and the views of the lake nice.
upon arrival, i learned there was an event, so no food was available. finding somewhere to eat was hard because parking was tight and added costs. the damp smell from the wardrobe was another problem.
